Fashion Island sits at 401 Newport Center Drive in Newport Beach, in Orange County, California. It’s an outdoor regional shopping mall that opened in 1967 by The Irvine Company as the anchor to their master-planned Newport Center district. The Irvine Company still owns and operates it today as part of its retail portfolio. When it first opened, the $20 million, million-square-foot, 75-acre shopping center had parking spaces for 5,500 cars. It launched the same year as the nearby South Coast Plaza in Costa Mesa, and the two have been rivals ever since.

What distinguishes it from a typical enclosed mall is the setting. It’s an open-air shopping and dining experience with the Pacific Ocean as a backdrop, built around a Mediterranean-inspired design with lush landscaping, courtyards, and a landmark koi pond constructed in 1968 that remains in use to this day.

The center is anchored by four department stores: Bloomingdale’s, Macy’s, Neiman Marcus, and Nordstrom. The Neiman Marcus is Orange County’s only location, carrying designer labels including Louis Vuitton, Fendi, Gucci, and Chanel. Beyond the anchors, it offers a curated collection of around 150 retailers ranging from timeless luxury and world-class designers to emerging brands and boutiques. Apparel options span activewear like Alo Yoga and Lululemon, surf-and-skate labels like Brixton and Faherty, plus Anthropologie, Lilly Pulitzer, and others.
